An offer can be in the form of a legal document, a real estate form, hand written lined paper, typed double space, should be easy to read and concise. If the document does not contain the following elements it will be returned for clarification.

All offers should contain the following elements:

1. Three price elements: a.) 35.1 acres and all improvements, Land and improvement. b.) Price for tractor Kubota and auger, box scraper, offset disk, [If the tractor is not part of the offer make a statement that the tractor and implements are not included]. c.) 16 foot portable panels, which includes the round pen [If the panels are not part of the offer make a statement that the Portable panels are not included]

2. If the offer includes a real estate sales agent, the agents name, company, broker, address and phone number must be included. Agents cannot be added at a later date.

|
3. All offers must include a notarized statement that buyer can acquire sufficient funds as specified in this offer.

4. All, contract, title, and escrow costs will be split evenly between buyer and seller.
|
|
|
5. At the start of escrow, buyer will put into escrow a good faith check in the amount of $35,000.
|
|
|
6. Escrow closing date to be determined by escrow company.
|
|

7. At the closing of escrow Seller to be allowed to rent the property by the month/day. Buyer will need to determine the amounts. This is only to help seller remove all the house hold goods and farm animals.
